Designing Your Mobile Home Porch Steps

There is only one thing you can't mess with when designing porch steps for your mobile home. That's the depth and height of the steps. The depth and height are dictated by whatever city's code you have to build by.

And then some of you will be bound to some sort of design standards by your area's home owner's association, though those are rarely strict.

Otherwise, where you put your steps, how they look, what color they are painted is all up to you.

Your Porch Steps Can Dictate Your Space

If you haven't built your porch yet, then these are some good considerations before you begin that. If you already have a porch, then this will get you thinking.

Look at the below image. Can you see what kind of table space / couch space you have in the porch on the right versus the porch on the left? In reality you have the same amount of space, but by putting the mobile home's porch steps over to the right, the traffic to the front door leaves a much larger space.

If you already have a porch and the front door is centered, you can still move the porch steps to one side or the other to give you more table space. You could even put the steps on the side of the porch leading to the front door.

If the entry door to your mobile home is off-center, or if you want a wider, more open porch, side steps can make the space feel larger and more inviting. Side steps can mean on the actual side of the front porch, perpendicular to the front door. Or it could mean in the front but on the right side.

Another option a softened, welcoming entry, consider steps at a slight angle instead of straight-on placement. This can add elegance and break up a boxy look. It also ensures that the walking path to the front door be on one side thus greatly enlarging the usable area.

Finally, a set of steps that spans the corner or all of the width is called wraparound steps. They can give your porch a grand entrance effect, making the home feel larger and more inviting.

    Wider Steps:

    If space allows, wider steps (4-6 feet) give a more welcoming and substantial look. Wide steps might be the most attractive €œcurb appeal€ upgrade to a mobile home front porch.

    Porch Step Railings:

    There are a lot of options for railings, and places like Facebook Marketplace can introduce you to plenty of free and cheap options. From a curb appeal stand point, however, you need your railings to both stand out from your neighbors and fit in with the style you have chosen.

    Lighting:

    Solar or LED lights along steps and railings

    Landscaping:

    Adding potted plants, small shrubs, or flower beds alongside the steps creates a more inviting entry. But the key is choosing a variety of plants that bloom or explode at different months of the year. Ask your local nursery what they suggest for every month.

Can Porch Steps Improve the Value of your Mobile Home?

A Realtor would likely recommend improvements that enhance curb appeal, safety, and functionality, making the mobile home more attractive to potential buyers. Here'€™s what they might suggest:

There is no reason you can'€™t adopt and implement a style to your mobile home. You could go with a traditional Look by using wooden or composite steps with white railings and lattice skirting.

Or design a facade that has a modern style by using clean, simple lines with metal or sleek composite materials.

You could also go the other direction and give your mobile home a rustic or farmhouse feel. Then you would use wide wooden steps with natural or stained finishes, accented with lantern-style lighting. You could even consider a farm-style front gate.

In either case a home that has style feels like a home. When buyers see your listing, they'€™ll instantly be able to see them living in a place that looks like it has been cared for.
